Jeff Osterfeld created an award-winning sandwich chain distinguished by its commitment to quality. Jeff’s journey began with the deli he opened right after college in 1985 in Dayton, Ohio. Just three short years later, he sold his first Penn Station franchise and he remains actively involved in the business. Unlike many other franchises, Penn Station, Inc. is privately-owned which enables us the agility to implement a strategic, long-term view to all facets of the business.

Today, the Penn Station difference still begins with our signature premium products, grilled and baked to perfection to create the best tasting sandwich. Our award-winning food is what sets us apart from all other sandwich chains and we believe our customers can taste the difference. OUR REQUIREMENTS

FRANCHISE QUALIFICATIONS

  • Net Worth of $500,000 and $300,000 unencumbered liquid assets.
  • Each prospective franchise group must have a dedicated Managing Owner with a minimum 10% ownership. The proposed Managing Owner must live in the area being developed, and possess previous restaurant management experience comparable to the number of restaurants to be developed.

Fee Structure per Restaurant:

  • Multi Unit Development Agreement: $3,500 per restaurant reserves the development rights to each territory.
  • Initial Franchise Fee: $25,000 per restaurant.
  •  Royalty: 2%-8% (varies by sales volume).

  • National Advertising Fee: 2%.

  • Local Marketing Co-op: Varies by market.

Our Top 25% of stores saw an annual average of $1,250,964 in net sales during 2022.* Item 19 in our Franchise Disclosure Document (“FDD”) can give you an idea of how much franchisees make. We will provide you the FDD for review, and highly recommend you speak with other Penn Station franchisees as part of your due diligence process.

*This annual average is based on the average monthly net sales of 77 stores.  These 77 stores represent the top 25% of average monthly net sales of all 309 stores that were open all of 2022.  Of those 77 stores, 30 stores, or 38.96%, reported earning at least $1,250,964 in net sales during calendar year 2022. There is no assurance you will do as well. If you rely upon our figures, you must accept the risk of not doing as well.

Yes. We provide comprehensive, hands on operational training prior to opening your restaurant. Our award-winning training is for four weeks in Cincinnati, OH. The designated Managing Owner (the person who will be in charge of day-to-day operations) is required to attend all training.
We’re proud of the support we give our franchisees. In addition to our award-winning training, we provide support with site selection, restaurant design, construction support, IT, online ordering, operations and training, marketing, and financial reporting.
We require franchisees to have a Net Worth of $500,000 and $300,000 in either cash or liquid assets. The total investment for a Penn Station franchise can range between $366,693 to $820,026 per restaurant, which includes the $25,000 initial franchise fee and other start-up costs. See Item 7 in our current Franchise Disclosure Document for a clearer picture of the costs associated with opening a Penn Station.
We require each Penn Station franchise group to appoint one full-time “Managing Owner” who will be responsible for the operational performance of the restaurant and attend our award winning four-week training program in Cincinnati, OH. They must have restaurant management experience comparable to the number of restaurants you will develop. The proposed Managing Owner must own a minimum of 10% equity and live in or near the market where your restaurants will be located. Many potential franchisees that do not have a Managing Owner candidate already in mind utilize a recruiter to locate a qualified candidate.
20 years. The initial Franchise Agreement Term is five years from the date of the Franchise Agreement, with three, five-year renewal options.
